  • Accra Mall Shopping Centre

    Ghana

    Air Conditioning and Ventilation
    We were responsible for the air conditioning and ventilation design for the Accra Mall Shopping Centre development and the system was designed to the following requirements:

    Game and Shoprite
    The trading and back-up areas are served by a separate plant, comprising of two air cooled packaged air conditioning units. Conditioned air from the unit shall supply conditioned air to the trading floor through insulated sheet metal ducting and distributed to the areas through ceiling type diffusers.

    The computer room and offices are served by separate split DX systems.

    The storage and merchandising areas are served by a ventilated ducted system utilising return air from the trading floor.

    Cinemas
    The auditoria cinema numbers 1 to 5 are served by a roof mounted air cooled Packaged type cooling only A/C unit, in a position indicated on the drawings.

    Conditioned air from each unit is supplied by means of insulated sheetmetal, sound attenuators and flexible ducting.

    Projection room.
    This area is air conditioned by means of cooling only midwall split type A/c units.

    In addition to the above, air is extracted from Projectors by means of in-line propeller fans and a main axial flow or propeller type fan and high temperature flexible and galvanised sheet metal ducting systems.

    Foyer & coffee shop
    This area is air conditioned by means of cooling only hide-away direct expansion split type A/C units.

    Catering / Servery area.
    The ice and popcorn machines within the catering / servery area are mechanically ventilated by means of extract grid-core grilles, canopy, extractor fan and ducting systems.

    Line Shops and Management offices
    The Line Shops are air conditioned with air cooled split ducted package concealed units to WSP design specifications. The preferred system to the line shops will supply conditioned air from each unit with insulated sheet metal ducting and distributed to the areas through ceiling type diffusers.

    Ventilation
    The toilet areas are mechanically ventilated by means of extract air fans and ducted systems

  • Bedford Square

    Bedfordview

    Client: High Tower Properties (Pty) Ltd

    Project size: 140 000 m²

    Capital Value of Development: R28 million

    We were awarded the HVAC (heating, ventilation and air-conditioning) consulting service contract for the multi-use Bedford Square development in Bedfordview, east of Johannesburg.

    The 140 000 m² Bedford Square is being built adjacent to the Bedford Gardens Shopping Centre and will comprise:
    54 000 m² four-level parking basement
    13 500 m² hotel
    25 000 m² retail and cinemas
    17 000 m² office space
    30 000 m² apartments

    We were the HVAC consultants for the parking areas, retail space, offices and apartments.

    The shopping centre portion of Bedford Square was opened for business in April 2008, with the remainder of the development in full operational by end 2008.

  • Bel Air Shopping Centre

    Project Size: 28 000 m²

    Capital Value of Works: R11 million

    The upmarket shopping centre covers some 28 000 square meters and consist of an underground parking basement and two levels of shops with a mezzanine level. The major tenants are SuperSpar, Woolworths, Clicks and Liquor City but the centre will essentially be more of an entertainment venue with all of the well-known restaurant chains.

    We were responsible for the HVAC installations. A combination of giant rooftop packaged equipment as well as a number of ducted split systems for the restaurants and entertainment component of the centre will be utilised.

    The enclosed mall will be conditioned to two degrees above the shop’s air-conditioning using spillage and a small quantity of supply air. The high volumes and rooflights that the architect has incorporated into the shopping centre’s design had to be taken into consideration for the HVAC design.

    Careful consideration had to be paid to noise pollution as well as careful design of the restaurant extraction systems as the Bel Air shopping centre is located adjacent to a residential suburb.

  • Gautrain Stations

    Centurion and Midrand

    Client: Bombela

    Capital Value of Development: R40 million

    We were responsible for the HVAC Services to the above stations. Notwithstanding the system wide design approach the architectural designs of the stations were to portray a modern but futuristic character. The selection of all engineering fittings and appliances were to fit in with this design.

    Municipal services were brought to the boundary of the two sites and taken into the building footprint for distribution to the various technical plantrooms. Standby power and uninterrupted power plant has been catered for to provide back-up power for essential services.

    Several computer simulations were done to choose the most economical air conditioning system for the stations.

  • Greenstone Shopping Centre

    Modderfontein

    Client: Sasol Pension Fund (Pty) Ltd

    Project Size: 80 000 m²

    Capital Value of Works: R30 million

    Our HVAC installation which consisted of air cooled rooftop package units, watercooled package units for the cinemas, and hide-away DX units for the restaurants. Various mechanical ventilation systems are provided for ventilation of toilets, storerooms, parking areas and the underground service tunnel.

    This new 80 000 m² shopping centre was developed for Sasol Pension Fund (Pty) Ltd and located at Greenstone Hill, Modderfontein in Johannesburg. The building comprises two levels of retail space together with three levels of covered parking on the Western side and two levels of parking on the NE side. An underground service tunnel extends along the back on the building on the Eastern side.

    The building has a high level central atrium, a central open garden court, 8 cinemas, various restaurants and banks and has a total of approximately 150 shops.

  • Irene Village Mall

    We designed the Heating, Ventilation and Air Conditioning system for this retail development situated in Irene, Centurion.

    The Irene Village Mall is a development, reflecting the Irene area’s rustic atmosphere. Emphasis was placed on fashion, food and decor tenants to create a comfortable, upmarket retail environment with an inviting and extended shopping experience. The open plan mall areas enhance the uniqueness of Irene Village Malls design.

    The design parameters from the architect and the client included a village feel with cobble stones, rough brick finishes, traditional rustic lighting and a low roof profile. This necessitated active and intensive coordination between us and the rest of the professional team to fit all the required services in the limited ceiling voids.

    The final design incorporated a mix of evaporative cooled rooftop package units and rooftop air cooled package units depending on the tenants each units served. Conditioned air is supplied to the various tenants via internally insulated galvanised ducting and ceiling mounted diffusers, as per their individual requirements.

    A series of floor standing split units was incorporated into the projection room plantrooms and a rooftop plantroom at the eight cinema Ster Kinekor movie complex. Conditioned air is supplied using internally insulated rectangular sheet metal ducting, acoustic flexible and acoustic diffusers mounted in the ceiling.

    The solution at Irene Mall is a well-developed style of system that is practical, easy and particularly suited to retail developments and shopping malls.

  • Liberty Property Developments Pty Ltd South Africa and NAPSA Zambia

    We, in association with Ubunye Engineering Services (UES) and a local Zambian consulting engineering firm, were awarded the HVAC consultancy contract for the Levy Business Park, located in Lusaka in Zambia.

    The Levy Business Park is designed as a mixed use development comprising a retail component of some 40 000m², office space of 4 400m² and a Southern Sun Garden Court hotel of 6 000m².

    The shopping centre will be a typical two-level mall with two levels of parking, eight cinemas, surrounded by restaurants and a fast food component on the upper level.

    The 148-key four-star hotel will consist of a ground floor plus four levels of bedrooms. At ground level there will be the usual mix of foyer, lounge, dining, meeting and conference rooms, as well as back-of-house and kitchen components.

    The five-storey office building features an economical design in that it is approximately 11-metres wide, so ourselves and UES elected to design console units for the offices component and individual split type cassettes and hide-away units for the boardrooms, meeting rooms and the like. One of the clients on the project, NAPSA Zambia, the national pension fund scheme of Zambia, is to take occupation of the offices upon completion.

    This project was completed in October 2011.

  • Mall of the North

    Heating Ventilation and Air Conditioning and fully integrated BMS system monitoring and controlling HVAC, Energy & Metering, Lighting, Security, Fire Detection, Fire Suppression and data networks. The shops are served by a number of rooftop air cooled air conditioning units.

  • Michelangelo Hotel and apartments

    Sandton

    Heating, ventilation, air conditioning design for the Manhattan-style apartment complex.

    The apartment block comprises both above and below-ground parking levels, two levels of retail, half a level of staff accommodation, laundry, etc. and 29 levels of upmarket apartments. The apartments consist of a variety of regular units, penthouse suites, king penthouse suites and sky suites, differing in size and design.

    In addition, the complex includes a retail-type lifestyle design centre, contemporary and classic designer showrooms, an indoor and outdoor heated pool, a health hydro and two gymnasiums. The retail levels, consisting of a range of restaurants and boutiques, are linked to the lower and upper malls of Nelson Mandela Square.

    The developer specifically requested an air conditioning system that would allow for separate electricity billing for each apartment. This prompted us to present and design a water-cooled system with individual floor-standing DX-type water-cooled packaged units for each apartment. These will provide air to each room via individual ducts, all with their own heater banks and volume control dampers, therefore allowing total individual control to each room.
    The floor-standing air conditioning units are located within a dedicated, sound-insulated cupboard, situated alongside the corridor. This allows maintenance servicemen to access the volume control dampers, heater banks, filters, etc. from the corridor without disturbing the owners.

    The heat rejection system for the HVAC services is divided into two systems, namely the cooling towers and the dry coolers. The cooling towers reject heat from the air conditioning systems on levels 8 to 33, whilst the dry coolers located within the parking levels reject the heat from both retail levels and apartment levels five, six and seven. This system serves the dual purpose of rejecting heat through the heat exchanges in the parking levels, while at the same time ventilating the parking levels. With a floor to soffit height of only 2.4 metres in the basements, and therefore no space for ventilation ducting, this system is well suited to the environment.

    The air diffusion equipment was specified as slim-line linear supply air grilles. Return air back to the unit is via an open ceiling void and the air passes from room to ceiling void via a narrow slot along the perimeter of the plastered ceiling, forming a shadow line effect. The toilet extract grilles are not the conventional disc valve type, but rather a slim-line linear grille to suit the length of the access panel that permits access to the geyser.
    The most challenging aspect was the co-ordination between all the services that all run in the corridor ceiling voids forming “ring mains” for each service and fitting into a ceiling void height of 650mm, while in the parking basements there was a mere 250mm service height.

  • Morningside Mall

    Heating Ventilation and Air Conditioning design on the Morningside Mall.

    Morningside was again another conveniently situated, stylish shopping centre developed by Flanagan & Gerard Developments.

    It features some 80 shops on two levels with the Pick ‘n Pay as the anchor tenant.

    The design of Morningside Mall led MDS Architecture was inspirational around the restaurant features, all on the upper level overlooking the parking area.

    The design coped well with the environmental conditions providing adequate cover and shading features to ensure the restaurants were comfortable all year around.

    Our design incorporated rooftop packaged air conditioning units on a shared shop basis excluding the restaurants and fast food outlets. The design enabled excellent conditions to the vast open malls on a very economical basis.

  • Nelson Mandela Square Shopping Centre and offices

    Formerly known as Sandton Square, Nelson Mandela Square is linked to Sandton City and is one of the most fashionable destinations in Johannesburg, offering 93 exclusive shops and boutiques, as well as fine dining experiences and sidewalk cafes.

  • Northgate Shopping Centre

    Heating Ventilation and Air Conditioning design on the Northgate Shopping Centre.

    Northgate boasts over 160 tenants, mostly free and underground parking, an ice rink, a paintball arena and is in close proximity to the Coca Cola Dome.

  • Stay Easy Hotel

    Witbank

    Client: Southern Sun Hotels

    Project size: 135 Room Hotel

    Capital Value of Development: R3,6 million

    A 135 room Hotel development is being built in Witbank adjacent to the existing casino. The hotel consists of 5 floors with conference facilities. The hotel development is mainly focussed on the businessman or woman.

    The hotel is a three star hotel with upmarket finishes. We were responsible for the HVAC installation which consists of an air cooled chilled water system. The rooms are air conditioned with midwall fan coils and the public and conference rooms with ceiling mounted chilled water cassette units.

    Mechanical ventilation is also provided for ventilation from all the rooms and public toilets. All major equipment is positioned on the roof with screen walls to hide the equipment.

  • Trade Route Shopping Centre

    Lenasia

    Project Size: 80 000 m²

    Capital Value of Works: R25 million

    A new 80,000 m² shopping centre developed in Lenasia. The building comprises two levels of retail space together with one level of covered parking.

    The building has a number of high level central roof lights, various restaurants and banks and has a total of approximately 150 shops.

    The external elevations of the building are striking with a number of plant room towers designed to house the HVAC plant room.

    We were responsible for the HVAC installation which consist of evaporative cooled rooftop package units, air cooled package units for the cinemas, and rooftop units for the restaurants. Various mechanical ventilation systems are provided for ventilation of toilets, storerooms, parking areas and the underground parking.

  • Vaal Mall

    Vanderbijlpark

    We designed the Heating Ventilation and Air Conditioning system for this retail development situated in Vanderbijl Park.

    The single level 40,000 m² shopping centre developed for Flanagan & Gerard included the “standard” major tenants as in Edgars, Woolworths, Pick ‘n Pay, the Truworths Group and the banking sector. A number of line shops really extended this centre to provide a new experience to the Vaal region.

    The final design incorporated a mix of evaporative cooled rooftop package units and rooftop air cooled package units depending on the tenants each units served.

    Conditioned air is supplied to the various tenants via internally insulated galvanised ducting and ceiling mounted diffusers, as per their individual requirements.

  • Woodmead Shopping Centre

    Woodmead Sandton

    Client: Investec Property Group

    Capital Value of Works: R17 million

    We were appointed as the Mechanical Consultants responsible for the design of the heating, ventilation and air conditioning systems in the New Woodmead Retail Park Shopping Centre, which is situated at the Main M1-N1-N3 main intersection freeway in Woodmead Drive, Sandton.

    The HVAC Systems consisted of various size air cooled packed and split type systems serving major Anchor Tenant shops to include Woolworths, Dion wired, Mr Price, Various Banks, individual Line Shops, Food Outlets, and Motor Dealerships, to include Nissan and Toyota.
